CapitalSource last year turned itself into a real estate company, technically speaking. It converted to a real estate investment trust in September and has since built up a sizable portfolio of residential mortgage assets. The change in structure provides some tax savings and will give the company more flexibility to do larger, structured real estate transactions. For instance, earlier this year CapitalSource bought 37 skilled-nursing facilities and one assisted-living facility for $211 million and leased them back to the previous owners.
The core of the company remains its corporate lending business. The firm was started in 2000 by John Delaney and Jason Fish, and in five years has become one of the dominant players in middle-market leveraged buyout finance and specialty lending.
