It was a big year for the company formerly known as Host Marriott.
In keeping with its effort to acquire high-end signature properties in large cities, the company agreed to buy 35 luxury hotels, including 10 outside the United States, from Starwood Hotels and Resorts for $3.76 billion.
The real estate investment trust dropped "Marriott" from its name in April of this year. Its transformation into Host Hotels & Resorts represented a major break from its Marriott family roots.
The deal with Starwood will give Host 18,964 new rooms, 80 percent of which are in major urban areas.
The hotels include the Sheraton San Diego Hotel, the Sheraton Boston, and the Westin Seattle. The list of acquisitions also includes two of Starwood's trendiest properties, the W New York and the W Seattle, along with the Westin Grand in the District.
The deal also draws Host into the international scene with hotels in Rome, Venice and Milan.

Host is a real estate investment trust that owns or controls 107 hotels with about 55,000 rooms around North America. Until now, most of the properties have been managed by Marriott International under the Marriott and Ritz-Carlton brand names. Its local portfolio includes the J.W. Marriott downtown and the Ritz-Carlton in Tysons Corner. Host was spun off from Marriott International in 1993.
