Host reaped the benefits of its $4 billion purchase of 38 Starwood properties in late 2005. Revenue per available room at the company's Starwood brands jumped nearly 11 percent. That performance bested strong revenue-per-available-room growth for Host's other properties, which came in at 8.5 percent. Overall, Host's funds from operations, a widely used measure of a real estate investment trust's profitability, jumped nearly 66 percent, to $788 million, in 2006. Host's profile among the country's elite companies was recently boosted when Standard & Poor's announced that it was adding the firm to its S&P 500-stock index.
The question for Host is whether it will lose steam if the hotel market hits its peak, as some industry observers suggest could happen over the next year. Host has told investors to expect flat profit margins for 2007.
